When you enlist me as your broker, we'll walk through your home together and take a detailed accounting of several key factors:

- The physical details of your home (eg. dimensions)
- Improvements you've made to the property
Then we'll discuss how to position your home for sale by taking into account:
- The condition of the overall market
- The average sale prices and trends in the area
- Recent market-tested sales strategies
An optimal sales strategy is more than any one factor; it requires striking a balance between pricing, timing and marketing using an up-to-date read of the market. What may have worked last month may no longer be the way to position your home in the strongest light.

When you walk into someone's home for the first time, what do you notice? Color, light, a general sense of order? No matter how spectacular a home is, a quick visit by a potential buyer will never allow them to appreciate the subtle details you have grown to love over years.
In other words, there's often a difference between a house that is charming for everyday living and a house that shows well on first glance.
I have spent years helping clients make subtle adjustments that allow buyers to see the full potential of a home. Adding a light here, moving a piece of furniture there and the occasional fresh coat of paint can go a long way to converting a good home into a spectacular sale. |

A majority of buyers now develop their initial interest in a home via the Internet. I help you take full advantage of this resource by employing several key web tools:
- Web listing: placement on my site with extensive information and photographs to help draw attention to your property
- Virtual tour: with your approval, I can prepare a photographic "virtual tour" of your home that allows web visitors to navigate through your property as if they were practically there. My virtual tours are also cross-linked through a wide range of sites using the exclusive VisualTours network.
- Listings emails: as soon as your home is listed, I send out an email to my list of potential buyers that directs them to the web listing
- Realtor.com: all of my listings are cross-listed on Realtor.com
- Burgdorff: all of my listings are cross-listed on the Burgdorff Realtors website
- MLS: all of my listings are cross-listed on the Garden State Multiple Listing Service website

| Open Houses |
I handle all open houses personally and provide all of the documents you will need to provide for a buyer including a floorplan, sell sheet and mortgage information.
Before an open house, I will also visit your home to finalize last minute details to make it thoroughly inviting for prospective buyers. Considering that most buyers will visit several open houses on any given day, it's important that yours stand out as being an event. |
